The City of Hardeeville is experiencing a significant growth in population. In 2021 the estimated population was around 8,000. By the end of the year, 2024 the population is estimated to be around 11,000. By 2030 the population is estimated to be around 30,000. The current size of the City of Hardeeville is 57 square miles.
Commercial/Industrial permits (new, additions, upfits, and remodels) and residential permits (new single family, detached, townhomes, duplexes, multi-family apartments, additions, and remodels) we also offer electrical, mechanical, plumbing and gas trade specific permits. Currently most of our Commercial/Industrial building permits are primarily new industrial warehouse space. Riverport alone accounts for more than 2.5 million square feet and that is anticipated to increase with the creation of exit 3 off I-95, set to begin in 2025. Residential Building permits we have seen an increase in the number of new home builders, to include national, regional, and local builders which gives many housing options to a wide array of homebuyers. We have seen an increase in the number of homes being built in 2018 we had 370 SFR permits, by the end of 2024 we are projected to permit 1400 new SFR. That is an increase of about 220 permits per year for the last 5 years.
In FY 2024 we added a full-time code enforcement officer, a permit tech, and 4 building inspectors. We went from 3 building inspectors to 7 and we have requested another building inspector position for FY 2024. We have an outstanding building inspection team; we have high standards for our building inspectors which require extensive training and certification testing.
With increased staffing also comes the need for additional resources such as vehicles, tools/PPE, updated software/user licenses, updated process and documenting procedures, and office space. We have outgrown City Hall. The police station is currently being enlarged to help accommodate some of this growth.
We plan to implement an educational campaign for citizens/homeowners which we kicked off with building safety month last month. The goal is to increase homeowner awareness and education about their responsibilities and the importance of obtaining building permits for the work being done in their homes, some of the common misconceptions revolve around when permits are required, using and hiring licensed contractors, and obtaining written contracts for all work to be performed in their homes. We are also working on building code training for the construction community, by organizing workshops and seminars to improve building code knowledge for the construction workforce in the City of Hardeeville.
